Because PropertyOps Group doesn't just put your home on the MLS and hope for the best. Our job is to help you make smart decisions—from pricing and preparation to negotiations and closing—so you walk away with the best possible outcome.er to this item.
PropertyOps Group doesn't guess, and we don't just pull a few comparable sales. We analyze recent sales, current competition, market trends, and your home's condition to determine what buyers are likely willing to pay today.
Definitely not. Every home is different, and the right answer depends on your goals and the numbers. Together, we'll evaluate whether it makes the most sense to sell your home as-is, make a few minor updates, or invest in a larger remodel—but only if the expected return justifies the investment.
Updated homes generally sell faster and often attract more buyers, assuming the improvements are done well and reflect what today's buyers want. My job is to help you determine which updates, if any, are worth making so you don't spend money that won't come back to you at closing.
Absolutely. Every situation is different, and sometimes selling as-is makes the most financial sense. We'll review your options together so you can make the decision that's right for you.
It depends on your neighborhood, price, condition, and current market. I'll give you realistic expectations based on today's market—not what you want to hear.
It happens sometimes. We'll review the appraisal, evaluate your options, and negotiate a solution that protects your interests while keeping the transaction moving whenever possible.
Most contracts include protections, such as earnest money and contingency deadlines. I'll help you understand your options and get your home back on the market as quickly as possible if needed.
Yes. I believe I should earn your trust through my service—not because you're locked into a contract. If you ever feel I'm not representing you the way you expect, let's have an honest conversation and we'll work toward the best solution together.

Buying a home is about much more than finding one you love—it's about making a smart financial decision. At PropertyOps Group, I help you understand a home's true value by evaluating the market, comparing similar homes, identifying potential repair or maintenance costs, and looking for opportunities to negotiate a better deal.
My goal is to help you buy the right home at the right price, not just the first home you fall in love with. Every recommendation is backed by data, experience, and our commitment to Verify Everything, so you can make one of life's biggest investments with confidence.
Buying a home is one of the biggest financial decisions you'll ever make. The Buyer's Representation Agreement is more than a legal requirement—it establishes that PropertyOps Group is working exclusively for you and your best interests throughout the entire buying process.
Beginning August 17, 2024, Texas law requires a signed Buyer's Representation Agreement before a real estate agent can show you a home. This agreement creates a professional relationship where our loyalty belongs to you—not the seller.
As your trusted advisor, PropertyOps Group will:
The Buyer's Representation Agreement also explains how PropertyOps Group is compensated for representing you.
Our standard buyer representation fee is 3% of the purchase price, both of which are due only if you successfully purchase a home.
Broker commissions and fees are fully negotiable and are not set by law. In many transactions, the seller offers compensation to the buyer's broker. If the seller does not offer enough to cover the agreed-upon amount, we will first make every reasonable effort to negotiate that compensation from the seller.
If additional compensation from you is ever required, you will always be informed in advance. We will discuss your options, explain the impact on your transaction, and no additional compensation will be due without your knowledge and written agreement.
Our commitment is simple:
Buy Smart. Verify Everything.
Our goal is to provide expert advice, data-driven strategies, and strong negotiation so you can make the smartest property decision possible.
The lender tells you what you can qualify for. I'll help you decide what fits comfortably into your budget and long-term financial goals.
The amount you need depends on several factors, including your loan program, down payment, earnest money, option fee (in Texas), closing costs, prepaid taxes and insurance, and any lender requirements. We can also negotiate items such as seller-paid closing costs, repairs, repair credits, interest rate buydowns, home warranties, and other contract terms that may reduce your out-of-pocket costs or improve the overall value of the purchase.
Before you start shopping, we'll review your budget and financing options so you understand exactly what to expect and can make informed decisions with confidence.
Yes. Even beautiful homes can have expensive hidden problems. An inspection gives you the information you need to make a smart decision and often creates an opportunity to negotiate.
Absolutely. Negotiation doesn't just happen when making the offer. There are several opportunities during the buying process where we may be able to negotiate repairs, credits, price adjustments, or closing costs.
Because asking price isn't always true value. I evaluate the home's condition, upgrades, neighborhood, and estimated future costs so you know whether you're paying a fair price before making an offer.

Most agents focus on transactions. We focus on helping you make smart property decisions. Every recommendation I make is backed by research, experience, and a commitment to verify the facts before you spend your money.
It means I don't rely on assumptions. Whether we're pricing a home, evaluating repairs, reviewing an inspection, or negotiating an offer, I believe every important decision should be backed by facts—not opinions.
No. I also help homeowners protect and improve their investment through Property Care Services. Whether you're preparing to sell or simply maintaining your home, I'm here to help you make smart decisions.
You'll never wonder what's going on. I believe communication is one of the most important parts of my job, so I'll keep you updated throughout the process and let you know immediately if something changes.
Yes. If we are with another client, we will get back to you as soon as we can. We know buying or selling a home can be stressful, and we don't want you wondering if anyone is working on your behalf.
